Our goal at Rezefy is to keep things clear, fair, and simple for everyone using the platform. This cancellation policy explains what happens when a booking is cancelled and how refunds are handled, so both students and landlords know exactly what to expect.
If a student cancels their request before the landlord responds, the booking is simply removed.
No charges are made, and there is nothing for either party to worry about.
Once a landlord accepts the booking request, the reservation becomes confirmed, and the cancellation rules below apply. These timelines help protect availability for landlords while still giving students clear refund expectations.

100% of the first month’s rent refunded to the student.

No payout to the landlord.

50% of the first month’s rent refunded to the student.

50% kept by the landlord for reserving the property.

100% of the first month’s rent goes to the landlord.
SecureStay Fee
If a student cancels by choice, the SecureStay fee is non-refundable in all cases.
Any refund that applies will be sent back to the same card used for the booking.
Refunds generally take 5–10 business days, depending on the bank.
